Time clause in a contract of purchase & sale?

Often you will hear that a property has an accepted offer, but subject to the sale of another home with a time clause. A time clause most of the time is 24, 48 or 72 hours. The time clause is inserted into the contract, because the buyers have to sell their home before they can buy, and the sellers want to be able to accept the offer subject to the sale, but if a better one comes along they are not stuck waiting for the buyers to sell. So if you are interested in a property that has an accepted offer with a time clause, and you want to purchase it….first you get an accepted offer on the property, at that point the time clause would be invoked. If its a 24 hour time clause the first buyers have 24 hours to remove all subjects from the contract of purchase and sale or their deal dies…and yours comes into first place. It’s only fair to the sellers to include this clause. A buyer should not feel bad about invoking a time clause.
